The short answer
An Energy Performance Certificate (EPC) rates a property's energy efficiency on a scale from A (most efficient) to G (least efficient), based on an assessment of the building's fabric, heating system, insulation and lighting. It's a legal requirement when selling or renting a property in England, Wales and Scotland, and it's also a genuinely useful starting point for deciding which energy efficiency improvements are worth prioritising in your own home.
What the EPC actually assesses
A qualified domestic energy assessor inspects (or, for some assessments, uses existing data about) the property's construction — wall type and insulation, roof/loft insulation, window glazing, heating system type and controls, hot water system, and lighting — and calculates an estimated energy cost and carbon emissions figure based on standardised assumptions about occupancy and usage. This produces both the A-G rating and a numerical score, along with a list of recommended improvements specific to that property, roughly ordered by cost-effectiveness.
Why it matters
- Legal requirement for selling or letting. You must have a valid EPC (typically valid for 10 years) to market a property for sale or rent in most cases.
- Minimum standards for rental properties. Rules around minimum EPC ratings for rental properties have tightened over recent years and continue to be reviewed — landlords should check current requirements rather than assume older rules still apply.
- Mortgage and green finance products. Some lenders offer preferential rates for higher-EPC-rated properties, and it can factor into a buyer's overall view of ongoing running costs.
- A genuinely useful improvement roadmap. Even outside a sale or letting, the recommendations section gives a reasonably reliable, property-specific starting point for where to focus energy efficiency spending.
What typically holds a rating back
The most common issues bringing an EPC rating down in UK homes are: solid walls without insulation (common in pre-1920s properties), an old or inefficient boiler and heating controls, single glazing or older double glazing, and insufficient loft insulation. Because the EPC's recommendations are based on the specific property's construction, two seemingly similar houses can have quite different improvement priorities — which is why the certificate is more useful than a generic checklist.
How to actually improve your rating

Common mistakes
- Assuming a new boiler alone will transform the rating. Heating system efficiency matters, but fabric improvements (insulation, draught-proofing) often move the needle more, especially in an older, poorly insulated property.
- Not checking the EPC's specific recommendations for your property. Generic advice ("get solar panels," "get a heat pump") may not be the most cost-effective step for your particular house — the property-specific recommendations list usually is.
- Letting the EPC lapse before selling. An out-of-date or missing EPC can delay a sale — check its validity well before marketing the property.
Getting an EPC
An EPC must be produced by an accredited domestic energy assessor — you can find one via the government's EPC register, and existing EPCs for a property (including ones from a previous sale or letting) can be looked up on the same register for free, so it's worth checking whether a current, valid one already exists before commissioning a new assessment.
